The first affordable housing investment from the Vibrant Denver bond package is happening right here in District 10. City Council approved the $4.5 million purchase of a former state office building at 251 E. 12th Ave. in Capitol Hill, paving the way for the site to become future affordable housing.
When District 10 residents joined voters citywide to overwhelmingly pass Vibrant Denver in November, they dedicated $45 million to affordable housing and reducing displacement. Now those dollars are going to work, and Capitol Hill is first in line.
The site was chosen for good reason. The 91,470 square foot building sits close to transit, schools, grocery stores, and job opportunities, exactly the kind of location where affordable housing helps people build stable lives without needing a car for every trip. It’s a small but meaningful step toward addressing Denver’s housing crisis in one of our densest, most walkable neighborhoods.
There’s honest work ahead. Some council members have raised fair questions about whether an office building of this vintage can be practically converted into housing, and the city will get a clearer picture of the site’s redevelopment potential during the upcoming bidding process. Whether the answer turns out to be conversion or redevelopment, the land itself, in this location, is a valuable foundation for affordable homes.
The city expects to make five to seven total investments in property purchases and site improvements through the Vibrant Denver housing fund. Councilmember Hinds supported this first purchase and will keep the community informed as plans take shape, including opportunities for neighbors to weigh in on what gets built.
It’s an encouraging sign: the dollars you voted for are already working in your neighborhood, and District 10 is leading the way.
